Abstract

The article presents the author’s view on the formation and dynamic development of ecosystem relations between actors of the residential real estate market. The lack of modern research in the field of services in the housing market, considering the relationship between government agencies, the business community and the end user as a single set of digital space that ensures compliance with the listed groups of actors, served as an incentive to conduct an in-depth analysis of the subject-object relations of the residential real estate market and the processes taking place on it. The author focuses on the specificity of the services provided in the housing market, as the creation of tangible and intangible goods having a high cost and covering various sectors of the economic, legal and physical characteristics of the residential real estate object itself. In this context ecosystem is considered in the position of three resultants: satisfaction of the population in affordable and comfortable housing; expansion of horizontal and vertical links within the ecosystem of services (creation, turnover of rights and management / operation); state regulation of operations in the housing market. The listed elements are a practical reflection of the methodological platform built on the basis of the Harvard paradigm. The author offers an evidence base in the form of a mathematical model of intersectoral balance, showing the evolutionary development from the effective functioning of regional clusters to an innovative digital ecosystem of services. The cluster analysis used in the study is based on the factor grouping of drivers for the development of the ecosystem of services in the regional residential real estate market. Based on the calculation based on the “nearest neighbor” principle, a theoretical and methodological model hypothesis is proposed, reflecting state and commercial interests, as well as the interests of the end user, combined into a single digital plane and fully meeting modern needs and the level of seamless communication interaction
